Past Work Analysis
Danzak Construction have a wealth of experience in house building, renovation, large extensions and building repairs for both residential and commercial clients. Below is a case study showing a project from conception to completion.
Enquiry Stage
We had an enquiry from a customer about an extension he wanted adding onto his kitchen diner.
At our first meeting we sat down and discussed all the options that he had open to him and spoke about what was required for the local planning authority. From this first meeting a quotation was produced for the work.
After our meeting a set of plans completed and submitted to the council for planning permission. During the planning process some issues were brought to light about a large tree which was within the permitted area.
Once the planning application was accepted a second meeting was arranged where we went through each aspect of the job and a clear process for the job was agreed. At this point we finalised the quote using the architect’s drawings.
Build Stage
The first issue to over come was the tree within the build area. After discussions with the local build control and the forestry commission we decided that the best solution was to use mini piles instead of a traditional footing.
Once we had organised an external sub-contractor to complete the ground works our team of bricklayers built the superstructure up to the roof level. At this stage our contracted joinery company came in and erected the roof structure and built a temporary stud wall to secure the existing house and to keep disturbance down to a minimum during the knock through.
Using the structural engineer’s calculation and a detailed site measure the complex steel work was ordered to support the old existing corner of the house. Once this steel work was delivered the job of temporarily supporting the old corner was carried out. It was extremely critical that this stage was completed correctly so extra time and care was taken to be sure the house would be safely supported.
After the steels had been inserted and the local building control had been out to inspect the work to make sure everything was compliant to building regulations, the job of first fix electrics and plumbing was carried out by our experienced trades men.
At this stage the client decided that he wished to change the window specification from hard wood to a uPVC frame which was powder coated in cream rather than white. This was a new product I had not come across before however using our contacts we found a company that would produce the windows to the correct specification.
During the time it took to manufacture the windows we started work on completing the new wood burning fire place and our joinery team produced the feature oak window which was the key element of the job. Once the oak frame and windows had been installed the extension was water tight our team of plasterers boarded and skimmed the walls and boxed in the steels.
Finally the natural stone floor tiles that had been imported in from Germany were laid and second fix joinery and plumbing was completed. At this stage a final inspection was carried out by the building inspector and the job was signed of by building control as completed.
